Clyde amends land use bylaw to better define apartment building

The Village of Clyde amended its Land Use Bylaw to provide better clarity when it comes to development of multi-unit residential buildings.

CLYDE – The Village of Clyde amended its Land Use Bylaw (LUB) on Sept. 9 to provide better clarity when it comes to the development of multi-unit residential buildings. 

Council unanimously gave the amendment first reading during its regular meeting on Sept. 9 and scheduled a public hearing for Oct. 21 before they give second, third and final reading to the bylaw. 

“It will more clearly define ‘dwelling, apartments’ to meet the more standard definition, as an apartment is typically a structure with a shared access to outside and interior access to each unit within the building,” said Jaye Parrent, chief administrative officer for the village. “The way the LUB is the definition of a building that had more than five units had to be called an apartment building.” 

Dwelling, row housing, will simply be re-numbered in the LUB. It also adds a category for “dwelling, stacked row housing” which means a structure that might include up/down units in a building which has five or more units that have their own exterior access.

“The existing land use bylaw does allow for duplexes, fourplexes and row housing as discretionary, but the proposed amendment would move them to permitted use provided the proposed development meets all of the setbacks and regulations related to the building type in the Land Use Bylaw,” said Parrent.

There are also some items which address the maximum building height for duplexes, fourplexes, row housing and stacked row housing that weren’t previously identified, she added.  In addition, it addresses maximum density, and minimum lot size for stacked row housing, which was added with the new dwelling type being added to the by-law.
