Development permit quashed for proposed 8-unit apartment in Clyde

CLYDE – Clyde’s Subdivision and Development Appeal Board (SDAB) revoked a development permit for a proposed $2.5 million eight-unit apartment complex in Clyde.

The developer, TBT Investment Group Corporation from Fort McMurray, had planned to build the residential unit on an empty lot at 4704 and 4706 – 49 Street in Clyde.

“The Development Authority did not properly take into consideration section 5.11.1 of the LUB [Land Use Bylaw] when granting the variance of the side yard of 1.5 meters,” the SDAB wrote in its Aug. 28 decision.

The appeal hearing was held in mid-July and heard that the appellants and other affected parties that this development would affect the neighbourhood. They had concerns about their privacy due to the variance of the minimum side yard setback to 1.5 meters. The minimum side yard setback for an apartment is 6.1 meters.
